Steps to Home Ownership
1. Drive by the home and get a brochure. If there is no
brochure, just call the number below. Some homes are for sale
for direct purchase as well as rent-to-own. Peak in the windows,
check the backyard, make sure this is a home you would be
interested in buying, but be flexible, you wouldn't want to pass up
a home that is a good fit for you. If it is not, check our list of

2. You need to speak with one of our associates and tour the
home. Call (937)572-0381 or (937) 829-0650 to speak directly
to us. Please let us know if you are interested in a direct
purchase or our rent-to-own program when you call. Leave us a
message 24 hours a day if you don't get an answer.
3. Do you have any down payment money available? Do
not be discouraged if you don't. (You may not even need any if you
qualify for an outright purchase). You may have some money and
not realize it. Here are some ways to come up with a down
payment:
A. Your savings account
B. Your retirement account at work
C. Your friends or relatives
D. Your federal income tax return
E. A portion put down now and a payment plan on the rest
4. Start to organize your important papers before you move.
Bank statements, pay stubs, child support, W2's, and previous
rent checks. Keep these in a secure place so they do not get
lost in the shuffle.
5. Transfer your utilities ahead of time once you have signed a
contract with us.
6. You can get free moving boxes at groceries stores and other
retail establishments just call and speak with their Receiving
Department. Egg boxes are the best.
7. Call ahead and reserve your moving truck. You would be
surprised how many people call the morning of and find out all
the trucks are rented!
8. Write out a TO DO list of all these items. If it is written down
you don't have to worry yourself about forgetting something, just
check the list!
